Brentwood does not divide neatly into good and bad neighborhoods. It divides on four structural lines: whether it is age-restricted, whether it has an association, what it backs onto, and what its tax bill carries. Two homes at the same price, a mile apart, can differ on all four.
Across 460+ East Bay closings over twenty years, this is the map I actually use with clients. It is not the one most sites publish.
Line one: age-restricted or not
Brentwood has three main 55+ options and they are structured very differently.
Summerset is four separate homeowners associations sharing one name, each with its own documents, dues and amenities. It fronts Brentwood Golf Club at 100 Summerset Drive, a public course laid out as three nines.
Trilogy at the Vineyards is one association with a resort-scale amenity package, and dues to match.
The Meadows at Marsh Creek is the newer-construction option, which mostly means earlier component replacement clocks.
Federal law requires 80 percent of occupied units to have one occupant 55 or older, not that everyone be 55, and California adds its own layer. The rules are worth reading before you tour, and the three-way comparison is here.
Line two: association or none
Brentwood splits close to evenly, and it varies within neighborhoods rather than cleanly between them.
Summerset and Trilogy are uniformly association-governed. Shadow Lakes has one. Apple Hill and Deer Ridge are mixed or none depending on the tract. Two houses on adjoining streets can differ.
If there is an association, Civil Code section 4525 entitles you to a specific and lengthy document package, including any approved but not yet due dues increase and twelve months of board minutes on request. The neighborhood-by-neighborhood picture is here.
Line three: what it backs onto
This is where Brentwood gets genuinely local.
Golf, or what used to be golf. Shadow Lakes reopened its full eighteen holes on October 17, 2023. Deer Ridge closed permanently on September 8, 2019 and has not reopened, though the clubhouse parcel came back in 2025 as a restaurant. Paying golf-community money for a closed course is the most expensive mistake available in this town.
Agricultural land. Brentwood's Agricultural Core runs to 11,000 acres per the city. If a home is within 2,000 feet of ag land, the city's own ordinance requires a written right-to-farm disclosure no later than five days before title transfers.
Open land that is not protected. A field is either under a recorded conservation easement or it is simply unentitled, and those are different assets that look identical from the patio. How to tell which.
The hills. Apple Hill and Brentwood Hills are the hillside tracts, and they come with a subdivision-naming problem that makes searching for them harder than it should be.
Line four: what the tax bill carries
Two homes at the same price can carry very different monthly costs, and none of it appears in a listing.
Brentwood has four Community Facilities Districts, which trigger a required Notice of Special Tax under Civil Code section 1102.6b. It also has more than sixty landscape and lighting assessment districts, which trigger no standardized notice at all.
Add HOA dues where they exist, and you can have three separate charges on one address, disclosed through three different mechanisms, only one of which arrives automatically.
Verify the Mello-Roos, read the assessment lines, and get the actual tax bill rather than an estimate.
A note on neighborhood names
Several Brentwood names buyers search for are not subdivision names. Some are developer branding, some are what neighbors have always called an area, and some are polygons a portal drew.
Garin, for instance, attaches to a parkway, a park, an elementary school downtown at 250 First Street, and a residential area, and they are not in the same place. The naming problem is worth understanding before you conclude a search returned nothing.
If you're buying or selling in Brentwood
If you're buying: shortlist on the four lines above rather than on neighborhood reputation. Then pull three documents for the finalists: the actual county tax bill, the HOA packet if there is one, and the natural hazard report. Those three answer almost everything.
If you're selling: know which side of each line your home sits on and say so plainly. Buyers in this market are better informed than they were five years ago, and the seller who volunteers the assessment figure looks like the one telling the truth about everything else.

How do I know if a Brentwood home is near agricultural land?

Why do Brentwood neighborhood names not match between websites?
Four systems name the same ground: the recorded subdivision map, the developer's marketing name, the MLS subdivision field typed by the listing agent, and a portal's own drawn boundary. None of the four has to agree with the others, so confirm the subdivision on the listing and in the preliminary title report.
