Brentwood has two golf-course communities and only one of them still has golf. Deer Ridge Golf Club closed permanently on September 8, 2019. Shadow Lakes reopened its full eighteen holes on October 17, 2023 after a staged revival. If you are comparing the two neighborhoods, that is the fact that changes everything else.
Across 460+ East Bay closings over twenty years, I have watched buyers tour both and assume they were choosing between two versions of the same thing. They are not.
What happened to Deer Ridge?
The course closed for good on Sunday, September 8, 2019, and it has not reopened.
It had opened in 2005 and drew more than a thousand homes around it. According to the Deer Ridge Sustainability Project, the closure followed fourteen consecutive years of operating losses and a failed irrigation pump.
The immediate trigger was a plan that fell apart. Owner SunCoast Golf had proposed consolidating Deer Ridge and Shadow Lakes into one eighteen-hole facility and building higher-density housing on the closed holes. Community opposition ended it. As Paradigm Golf Group's chief operating officer told The Press, the plan did not move forward at the last minute after some thirty town hall meetings.
Is the Deer Ridge agrihood happening?
No. It remains a proposal and has been one for five years.
The World Business Academy, which describes the property as roughly 190 acres, submitted a preliminary application to the city in February 2021 for a working farm with a farm-to-table restaurant, trails and a solar microgrid. The City of Brentwood's own Deer Ridge page archives that 2021 proposal along with a virtual town hall recording and survey results.
Nothing has been approved and nothing has been built. The only official city activity on the golf land since has been landscape work funded through Landscape and Lighting Assessment District 21-1, which Deer Ridge homeowners pay for.
So if you are buying at Deer Ridge, you are buying next to privately held, unentitled land with an unresolved planning question attached. That is not a reason to avoid it. It is a reason to price it honestly.
Did anything actually come back at Deer Ridge?
The clubhouse did.
Sean McCauley bought the clubhouse parcel in April 2023, roughly 8.34 acres at 801 Foothill Drive, and the golf parcels were not part of that purchase. A conditional use permit amendment went to the Brentwood Planning Commission in February 2024 for a two-floor restaurant of about 8,000 square feet.
It opened in 2025 as Eight Acres Kitchen & Bar, run by Le Bon Temps Restaurant Group, with olive trees, grapevines and herb gardens on the grounds.
That matters to a Deer Ridge seller. The neighborhood's anchor amenity is now a restaurant rather than a golf course, and that is a genuinely different pitch, but it is a real one and it is open.
What is the state of play at Shadow Lakes?
Shadow Lakes went through its own closure and came back.
The course opened in 2001 to a Gary Roger Baird design at 401 West Country Club Drive and is public. It closed in the mid-2010s. The driving range reopened in late 2019, nine holes came back in 2022, and Contra Costa News reported the full eighteen reopening on October 17, 2023 under operator JC Golf, with ten sand traps removed to speed up play. The revival was pushed by former Brentwood mayor Bill Hill, and the property added a lodge event center seating up to 250.
The residential side is separate from the club. The Shadow Lakes Homeowners Association describes the community as almost 800 homes with views of Mount Diablo, run by a volunteer board. I have found no source stating the community is gated, and you should not assume it is.
One caution worth stating plainly: golf operations in this part of the county have changed hands and hours more than once. Call the club directly before you rely on a tee sheet. The number published for Shadow Lakes Club is (925) 516-2837.
If you're buying or selling in either community
If you're buying: decide whether you are paying for golf or for open outlook, because at Deer Ridge those are now different things. Ask what assessment district the property sits in and what it funds, and read the HOA documents for both communities rather than assuming the amenity package matches the marketing.
If you're selling: at Deer Ridge, stop marketing golf frontage. A listing that implies an operating course invites a buyer to feel misled the moment they search the address, and that costs you more than the phrase ever earned. Lead with the outlook, the lot and Eight Acres.

Both can be good places to own. Only one of them is a golf community, and paying golf-community money for the other one is the mistake worth avoiding.
