Brentwood's 55+ options are not variations on one theme. Summerset alone is four separate homeowners associations, Trilogy at the Vineyards is a single resort-scale community, and The Meadows at Marsh Creek is newer construction. The buyer who tours all three and treats them as interchangeable is comparing the wrong things.

Across 460+ East Bay closings over twenty years, the single most common surprise in this segment is a buyer discovering their association is not the one they toured.


Summerset: four associations, one name

This is the detail that matters most and the one least often explained.

Summerset is not one community with one set of documents. It is four separate 55+ associations, each with its own governing documents, its own dues and its own amenities. Two homes that both say "Summerset" on the listing can belong to different associations with materially different rules and costs.

Summerset also fronts Brentwood Golf Club at 100 Summerset Drive, which is a public course laid out as three nines named Creekside, Hillside and Diablo. Note the shape of that: three nines, not one eighteen, and public rather than private.

One thing to watch and not to overstate. As of late January 2026 there was reporting that a local investor was in early-stage negotiations to purchase Brentwood Golf Club. No closing was announced and I have seen nothing confirming a sale. Treat the course's ownership as unsettled rather than changed.


Trilogy at the Vineyards: the resort-scale option

Trilogy is a single, uniformly 55+ community built around a substantial amenity package, and its structure is simpler than Summerset's for exactly that reason: one association, one set of documents.

The trade-off is the one you would expect. A larger amenity program is funded by larger dues, and the question to ask is not whether the dues are high but whether you will use what they buy. A clubhouse you visit twice a year is an expensive clubhouse.

Ask for the reserve study and read it alongside twelve months of board minutes. An amenity-rich community is a community with more to maintain.


The Meadows at Marsh Creek: newer stock

The Meadows is the newer-construction 55+ option, and the practical difference is component age.

Roofs, HVAC systems, water heaters and common area surfaces all have replacement clocks. In a newer community those clocks are early, which usually means lower near-term special assessment risk and a reserve study that reads reassuringly. It also means the association has a shorter operating history to judge it by.

Older communities have the reverse profile: a longer track record and nearer-term component replacement. Neither is better. They are different risks and they should be priced differently.


The legal layer that applies to all three

Before you compare amenities, understand what "55+" actually obligates.

Federal law requires that at least 80 percent of occupied units have at least one occupant aged 55 or older, not that everyone be 55. California adds a minimum of 35 dwelling units for a senior citizen housing development, sets a ceiling on how exclusive a community's rules may be, protects a surviving spouse of any age who was residing there, and requires governing documents to permit under-55 guests for not less than 60 days in any year.

What to actually compare

Five things, in this order.

Which association. In Summerset especially, get the association name in writing, not the community name.

Total monthly carry. Dues plus any landscape and lighting assessment plus any Mello-Roos on the parcel. Some Brentwood homes pay all three and none of them appear together in one place.

The approved-but-not-yet-due increase. Civil Code section 4525 requires it to be disclosed, and it is the difference between the dues quoted in the listing and the dues you will actually pay.

Twelve months of board minutes. Provided on request, so ask specifically. This is the only document in the packet not written for buyers.

The age provisions as written. Not as summarized by anyone, including me.


If you're buying or selling in a Brentwood 55+ community

If you're buying: tour all three before deciding, and go on an ordinary weekday rather than an event day. The question is not which has the best clubhouse. It is which one you would be content in on a Tuesday in February.

If you're selling: name your specific association in the listing rather than the community, and have the dues, the reserve position and any approved increase ready. Your buyer pool is smaller and better informed than the general market, and vagueness costs more here than it does elsewhere.
