Lafayette is a Contra Costa County city between Berkeley and Walnut Creek, with its own BART station, a small downtown along Mount Diablo Boulevard and oak-covered hills around the Lafayette Reservoir. Below is what to know about buying in Lafayette, along with the homes for sale right now.
Lafayette incorporated in 1968, although settlement of the area began in 1848. The California Department of Finance estimates its population at 25,321 as of January 1, 2026. The city covers about 15 square miles and, with Moraga and Orinda, makes up the area locally called Lamorinda.
Lafayette has its own BART station, and the City of Lafayette describes the ride to San Francisco as about 25 minutes. Highway 24 runs through town, west through the Caldecott Tunnel toward Oakland and east to Walnut Creek and I-680.
The Lafayette Reservoir Recreation Area, run by EBMUD off Highway 24 about a mile from the BART station, has the paved 2.7-mile Lakeside Nature Trail, the unpaved 4.7-mile Rim Trail, picnic areas and rowboat and pedal boat rentals. The Lafayette-Moraga Regional Trail, a paved 7.65-mile East Bay Regional Park District trail, runs along St. Mary's Road into Moraga. Each September the Lafayette Chamber of Commerce produces the Art & Wine Festival downtown.
Of Lafayette's 10,275 homes, 7,804 are single-family detached, according to the Department of Finance's 2026 housing estimates. Many sit on larger hillside lots, and much of the city is in the East Bay's luxury price range. Hillside homes can raise questions buyers in flatter areas rarely face, such as drainage, retaining walls and private roads, so read disclosures and inspection reports closely.
Lafayette's current Fire Hazard Severity Zone map took effect on July 10, 2025. According to the City, 7,018 acres of Lafayette fall within a mapped zone: 41 acres Very High, 5,309 acres High and 1,668 acres Moderate. In High and Very High zones, sellers must provide documentation of defensible space compliance, or the buyer must agree to obtain it after closing, and new construction must meet wildland-urban interface building codes. Check the zone for any specific address and review the Natural Hazard Disclosure report.
The Lafayette School District runs four elementary schools (K-5) and one middle school (6-8). High school students are served by the Acalanes Union High School District. Assignments are address-specific, so confirm the school for any home with the district office.
