Summer Lake North is a DeNova Homes master-planned community in the Summer Lake area of Oakley, CA (94561), set on the Cypress Road and north Delta side of town. At full build-out the master plan is planned for roughly 824 single-family detached homes across several product lines, ranging from about 1,932 to 3,479 square feet with 2 to 3 car garages. This guide walks through the floor plans, amenities, schools, and the buying steps so you can decide whether it fits how you live.

Where is Summer Lake North in Oakley?

The community sits in the Summer Lake area of Oakley on the Cypress Road corridor, toward the north Delta side of the city in the 94561 ZIP code. Oakley is part of East Contra Costa County, and this stretch of town has been a focus for new single-family construction. For the full picture of what is being built across the city, see my Oakley new-construction pillar guide.

Summer Lake North is a large master plan. Rather than a single row of identical houses, DeNova Homes organized it into distinct product lines, each with its own size range and layout options.

What floor plans does DeNova Homes offer at Summer Lake North?

The community is built around four single-family detached product lines. Square footages and bedroom counts below are the ranges DeNova Homes has published for each line.

Cattle Ridge

Approximately 1,932 to 2,531 square feet, 4 bedrooms and 3 baths. This is the more compact line in the community and a practical entry point into the master plan.

Saddle Creek

Approximately 2,277 to 2,952 square feet, 4 bedrooms with 3 to 3.5 baths. A mid-size line that adds a half bath option at the larger plans.

Rancher's Gate

Approximately 2,166 to 3,425 square feet, 4 to 5 bedrooms. This line spans a wide size range, so it covers both mid-size and larger household needs within one product family.

Rustic Ranch Estates

Approximately 2,489 to 3,479 square feet, 4 to 5 bedrooms. This is the largest line. Residence 17 offers a Next-Gen suite designed for multigenerational living, which gives extended households or in-law arrangements a private space within the same home.

Across all four lines, homes run roughly 1,932 to 3,479 square feet with 2 to 3 car garages. Available plans, lots, and options change over time, so contact me for current availability and I will confirm what is releasing.

What amenities are planned for the community?

Summer Lake North is anchored by a central lake with waterfront areas. The master plan also includes multiple sports fields and recreation grounds, giving residents open space and organized activity areas inside the community rather than only relying on citywide parks.

Because HOA structure and any special-tax district affect your monthly and annual carrying costs, ask about them before you write an offer. I do not have a confirmed HOA figure to publish here, and I would rather give you the current, verified number than an outdated one. Many newer East Contra Costa communities also carry Mello-Roos special taxes; my Mello-Roos explainer covers how those work and why they matter for your budget.

What schools serve Summer Lake North?

Summer Lake Elementary is located in the community area and sits within the Oakley Union Elementary School District. Older students are served by the Liberty Union High School District. School attendance boundaries can change and are assigned by address, so confirm current assignment with the district for a specific address before you rely on it.

Should you buy new construction or resale?

A new DeNova home lets you choose finishes and move into a home nobody has lived in, but resale homes in established Oakley neighborhoods can offer mature landscaping and sometimes lower carrying costs. I break the trade-offs down in New Construction vs Resale in East Contra Costa. If you decide new construction is the right path, my step-by-step guide to buying new construction walks through the process from first visit to closing.

Why bring your own agent to the model homes?

The sales representative you meet at the Summer Lake North model complex works for DeNova Homes, not for you. Their job is to represent the builder's interests in the transaction. To have your own representation, register me as your agent on your very first visit, before you sign anything or tour with an on-site rep. Once you have signed in on your own, it can be too late to add buyer representation on that community. Call or text me before your first tour and I will make sure you are covered.
