Choosing an agent
What should I look for when choosing a real estate agent in Contra Costa County?
Look for local experience you can verify, a production record the agent can document, and reviews written by real clients. Ask how many homes the agent has actually closed, which cities they work in regularly, and how they communicate. I have been licensed since 2006, have sold 460+ homes and over $360 million in total volume, and work across Contra Costa County from my office in Brentwood. How do I find a real estate agent in Brentwood, Antioch or Walnut Creek?
Start with agents who work that specific city regularly rather than agents who cover the whole Bay Area. Local knowledge shows up in pricing accuracy, knowing which streets and subdivisions hold value, and having relationships with the other agents you will be negotiating against. Buying
How do I buy my first home in Contra Costa County?
Get pre-approved first so you know your actual budget, then decide which cities and home types fit it. From there it is searching, touring, writing an offer, inspections, appraisal and closing. First time buyers are a large part of my business and I will walk you through each step without rushing you.
Which Contra Costa County city should I buy in?
It depends on what you need from the home and the commute. Brentwood and Oakley have a large share of newer construction and bigger lots. Antioch and Pittsburg have a wide mix of housing stock and sit closer to the Antioch BART station. Concord and Walnut Creek are more established and closer to the Interstate 680 corridor. Danville, Lafayette, Moraga and Orinda are older, established communities in the San Ramon Valley and Lamorinda areas. School attendance boundaries are address specific and change over time, so confirm the current assignment with the district for any home you are considering. Tell me your commute, your budget and how much space you need, and I will narrow it down with you.
How much do I need for a down payment to buy a home in Contra Costa County?
It depends on the loan. Conventional loans can start around 3 to 5 per cent, FHA loans around 3.5 per cent, and VA loans allow zero down for eligible veterans. There are also down payment assistance programmes worth checking. I work with local lenders who will run your specific numbers. What is a move-up buyer in real estate?
A move-up buyer is someone selling their current home in order to buy a larger or more updated one. The difficulty is the timing, because you are running a sale and a purchase at once. This is one of the situations I handle most often.
How do I buy and sell a home at the same time in Contra Costa County?
You need a plan for the gap between the two closings. Depending on your situation that means a contingent offer, a rent back from your buyer, bridge financing, or simply sequencing the two escrows carefully. We work out which approach fits before either home goes on the market.
Selling
What is my home worth in Contra Costa County?

How do I sell my home in Brentwood, CA?
Price it correctly from the start, present it properly, and get it in front of the right buyers. Pricing is the biggest factor by a distance. A home priced to the current market, prepared properly and marketed well will draw attention early, which is when interest is highest. Overpricing and correcting later almost always takes longer and nets less.
How long does it take to sell a home in Contra Costa County?
Timelines move with the market, the city and the price band, so a number quoted today can be wrong next quarter. Call me and I will give you a current read for your specific neighbourhood before you list.
New construction
What new construction communities are there in Brentwood, CA?
Brentwood is one of the most active new construction markets in the East Bay. Do I need my own agent to buy new construction?
The representative in the builder's sales office works for the builder, not for you. Having your own agent costs you nothing as the buyer, provided you register me on your first visit to the community. My step by step guide to buying new construction is here.
Should I buy new construction or an existing home?
New construction gives you modern layouts, warranties and energy efficiency, but usually longer timelines and less room to negotiate. Existing homes give you established neighbourhoods, mature landscaping and a faster move in. I have written a full comparison here.
What is Mello-Roos and does it apply in Brentwood?

Downsizing and 55+
What does a downsizer need to know when selling in Contra Costa County?
The main thing is sequencing. You want to sell at the right moment without ending up rushed into your next home. That usually means preparing the current home early, understanding your net proceeds before you list, and knowing what is available in the communities you are considering.
What 55+ communities are there in Contra Costa County?
There are several active adult communities, concentrated in Brentwood, Oakley and Antioch, generally offering single storey homes, lower maintenance and shared amenities. The Meadows at Marsh Creek in Brentwood is one I have covered in detail. Age restrictions and HOA terms vary, so those need checking community by community.
